Add me on Instagram GPStephan The YouTube Creator Academy Learn EXACTLY how to get your first 1000 subscribers on YouTube, rank videos on the front page of searches, grow your following, and turn that into another income source s bit ly 2STxofv $100 OFF WITH CODE 100OFF Get 2 Free Stocks on WeBull when you deposit $100 (Valued up to $1000) s act webull com k Vowbik9Tm5he main My ENTIRE Camera and Recording Equipment s www amazon com shop grahamstephan?listId 2TNWZ7RP1P1EB First Mistake Spending too much money That’s why my #1 piece of advice, ESPECIALLY for anyone who’s 18 to 35 years old, is to SPEND LESS THAN YOU MAKE I know, it might be common sense to you and I…but it’s not to common sense to a LOT of people Especially when you consider that 40% of Americans couldn’t cover an unexpected $1000 emergency So the EASIEST way to get out of that trap, is to simply track your spending and cut back on discretionary expenses Second Mistake Getting Into Consumer Debt I really believe that having ANY amount of unpaid consumer debt will grossly hinder your ability to build wealth in the future So if at all possible, avoid consumer debt AT ALL COSTS…use it only as a LAST CASE RESORT if you literally won’t have food on the table, or there’s something that happens and there’s just no other option Third Mistake Lifestyle inflation This is the practice in which we make a little bit more money, and then we start spending just a little more each month The biggest issue I’ve seen is that people get used to spending almost all the money they make, and when that happens…they almost DON’T KNOW what to do when they have money left over at the end of the month… so then, they just continue spending it And that’s where the problem lies Fourth Mistake No Emergency Fund An emergency fund is the money you set aside to ONLY be used in case of an emergency, where you have no other option to turn Ideally, the size of this fund should equal anywhere from 3-6 months of your expenses, and kept easily accessible Fifth Mistake Being Too Cautious About Credit With No Credit Card Getting a credit card, and learning how to handle it responsibly, is so incredibly important to your financial future Not only will a credit card provide purchase protection, rewards, or cash back throughout all of your purchases - but you’ll be continually improving your credit score, which will get you the best and lowest rates anytime you buy a property, finance a car, rent an apartment, or do ANYTHING that involves running your credit report Sixth Mistake Not Contributing To Your Retirement For instance, the BEST time to contribute to a Roth IRA is when you’re young and not earning a ton of money…this is because you’re in a low tax bracket already, so you have more money left over, and your money has more time to grow Or a 401K allows you to reduce your taxable income and postpone your tax bill until retirement…not to mention that sometimes employers will match your contribution, dollar for dollar, up to a certain amount Seventh Tip Now is your time to absolutely pursue your career aspirations, work harder than you ever thought was possible, save every extra dollar you can While sure, it’s fine every now and then to relax and have fun…stay disciplined, because if you play this right, you could use these your 20’s to accumulate enough investable assets to carry you forward for the rest of your life And during all of that, do your best to also focus on INCREASING your INCOME, just as EQUALLY as you are on SAVING IT Sometimes people just can’t save enough money, and it’s not a fault of their savings or spending habits…it’s just the fact that they don’t earn enough in the first place And when it all comes to investing…just keep it simple Broad index funds are the easiest, simplest, and “safest” investments out there when held long term Or, it’s as simple as spending a few hours a day on BiggerPockets and YouTube researching how to invest in real estate - going and checking out open houses on Sundays - and then eventually looking into purchasing some income property once you have your down payment saved up Investing doesn’t need to be complicated, budgeting doesn’t need to be difficult, it’s all about learning the right financial habits early on and then sticking with them long term - and you’ll be on your way to a ton of millennial money For business or one-on-one real estate investing real estate agent consulting inquiries, you can reach me at GrahamStephanBusiness@gmai

As a full time real estate agent since 2008, this is the most common question I get asked - so this is my video addressing anyone interested in getting into the real estate sales industry It’s been the funnest “job” I’ve ever had and I couldn’t imagine doing anything other than working as a Realtor and investing in my own properties on the side Feel free to add me on Snap Insta GPStephan Learn how to make money as a Real Estate Agent, build your network of clients, and the exact steps I’ve used to grow my business from $0 to over $120 million in sales $50 off with code ThankYou50 for a limited time s goo gl UFpi4c Benefits of becoming a Realtor -You don’t need a college degree -You make your own hours -You don’t have to be in an office all day -You can wear what you want, for the most part -You can directly control your income -You can meet people you’d never ordinarily meet -You get to see some crazy cool homes -You can represent yourself when you buy sell your own properties -You get great tax advantages and tax deductions On the downside -Many people fail -Many people never make money -Your income can be very sporadic (high highs, low lows) -The hours can be odd inconsistent -Not everyone can handle working with people and multiple personalities You don’t need any prior knowledge in the real estate industry, although you will need to learn a significant amount as you go along It also doesn’t take a ton of money to get started - as long as you have some savings to cover yourself until you start earning consistent money, which could be 6-12 months from when you start, the fees are manageable The cost of actually becoming licensed could be as little as a few hundred dollars It’s also a great career to start when you’re young - since you have very little overhead, it’s a great time to begin learning and honing your skills By the time your older, you’ll already have established yourself in the industry First step is getting your real estate license The requirements vary from state-to-state, so google “How to get your real estate license in (your state here) ” You’ll usually need to enroll in a real estate course which is generally about 135-hours of education You can take it online (what I recommend) or in person If you’re in California, I took my real estate license course from PremierSchools s goo gl IDVxCf (use code grstp for 5% off) www AlliedSchools com is also another great option, as is Kaplan for most other states in the US Once you pass these courses, you’ll sign up to take your state test This is what you’ll need to study for - generally there are plenty of exam cram products you can buy, many of which are helpful Passing your tests and getting your license is easy Really, really easy - the barrier to entry is very, very low Actually making money is another story Once you get your license, my BIGGEST recommendation is to work as an assistant to another Realtor This will give you all the experience you need with very little risk, since you’re getting paid for your time When you feel comfortable enough, you can go off on your own and begin working your own clients Even if you have to intern for free to see if you like it, it’s worth it for the experience If you decide to go off on your own, you’ll need to join a real estate brokerage as a new agent who will oversee your salesperson activity My recommendation is to first find a brokerage that works in the area that you want to work in If you want to work in the high end luxury market, find brokerages that work in the area you want to be in Make sure that brokerage also offers training and support - this is crucial as a new agent who’s still learning A good book I recommend is “the millionaire real estate agent” by Gary Keller This pretty much covers everything you’d need to know! It costs Nike an average of only $28 50 to make a sneaker that will sell for $100 For example, the Nike Air Max 2016 cost $33 to make But it sold at a retail price of $190 The Nike Free Run 2016 cost a mere $18 dollars to make but it sold for $100 The average 100 dollar Nike sneakers are sold to wholesalers at $50, meaning Nike will get back $21 50 Of course, not all of that is pure profit as there are other costs involved The final profit on the 100 dollar sneaker comes to around $4 50 a shoe Multiply that 4 50 by millions of shoes sold a year, and that’s a lot of money! One way that allows Nike to outearn their competitors is with their overseas sales in lower-taxed countries Continued overseas expansion has helped Nike to continue to grow its bottom line Quick, do us a huge favor and hit that like button because you like helping us out! 9 - Cosmetics The cosmetic industry in the U S generates $50 billion in revenue each year The price of lipstick, makeup and various skin care products isn’t driven by the cost of the products The real cost for companies come in the form of marketing Beauty companies get celebrities to market the products to their fans And that costs money A lot of it! For many people, price isn’t the deciding factor in their purchases If they think one product is of higher quality than a cheaper one offered by a rival company, they re willing to pay more for what they perceive to be a better product And this is precisely why marketing exists! It’s all about the perceived value, not the actual value something delivers People just want to FEEL like their products work, even if it actually doesn’t! As a result, the average retail markup on cosmetics is about 50 to 60 percent The big names in the beauty industry are able to achieve high gross margins between 60 and 80 percent! You can almost always find a cheaper drugstore product that will do pretty much the same job of an expensive cosmetic item 8 - Daniel Wellington Watches In the era of social media, it’s very likely that you’ve heard of Daniel Wellington watches And chances are, you may know them better than any other watch brand that’s been in the watch industry for many more years! But here’s the story that’s not being told by all the Instagram influencers you see wearing Daniel Wellington watches They’re mostly priced in the $149 to $229 dollar range – pretty affordable for a great watch, right?
